Wikipedia definition: “A covenant, in its most general sense, is a solemn promise to engage in or refrain from a specified action. A covenant is a type of contract …. to do or not do some action. In real property law, the term ‘real covenants’ is used for conditions tied to the use of land. A ‘covenant running with the land’, … imposes duties or restrictions upon the use of that land regardless of the owner.” (If you click on the words underlined above, you can get a definition of that legal term.)
Covenants for Greencrest Filings 1-3 and Filing 4 were established with the initial development of Greencrest. They were updated, affirmed by a majority of property owners, and re-recorded in late 2009 and early 2010. The covenants for all filings are now identical.
All property owners in Greencrest are legally bound to comply with the Covenants.
